Send us your termination in writing (via email). Include your personal details and the address of your current residence/business space. We will then contact you regarding the next steps.

Anti-squatting
Residents/entrepreneurs: For anti-squatting, the mutual notice period is always 28 days, and termination can occur at any time.

Temporary rental
Residents: In the case of temporary rental, there is a notice period of 3 months from the owner and 1 month from the resident.

Entrepreneurs: For temporary rental, the notice period from the entrepreneur is 1 month. The minimum contract duration is 6 months. As an entrepreneur, you can terminate after 5 months. The owner has a notice period of 3 months. 

Defects, requests, or complaints should be submitted through the resident/entrepreneur portal. Minor maintenance is always the responsibility of the resident/entrepreneur. In the case of a technical malfunction, damage, or a complaint, we request you to report it immediately via the Alvast portal. We strive to address malfunctions and/or damages as soon as possible, provided they are necessary provisions for normal living. This includes issues such as wind tightness, hot water, heating, leakage, etc. Unfortunately, not all technical malfunctions can be resolved. The space must be in a habitable condition during our management period. 

Workspace

Our listings are released very irregularly. Alvast depends on property owners. New commercial spaces are offered on the website as soon as they become available. In the selection process, we consult the list of candidate applicants who have registered through our website. If the space requires a specific use, we list the property online on our offerings page.

For a project, the property remains online on our offerings page for the duration of the time it is under our management. When entrepreneurs terminate their contracts or when we acquire more units for management, we refer to the list of candidate applicants. 

It is therefore advisable to always register through the registration form if you are looking for an office, workspace, or retail space. Registration is free and non-binding.

Note: We only contact candidates whom we want to approach for the specific commercial space.

When you are allocated an office, workspace, or retail space, you are granted the use of the property on loan. This means that you are responsible for the condition of the property. You can use the property against a loan fee until either you or the owner terminates the temporary agreement. If there are viewings or contractors who need to inspect the property, we ask you to open the door. You will always be informed about this at least 24 hours in advance. Additionally, it is essential to keep the property neat and in good condition and to avoid causing any disturbances to the neighborhood. 

Minor repairs are the responsibility of the entrepreneur. If there is anything wrong with the property before or during use, you should report it to Alvast through the portal. to Alvast.

Upon termination of the property, you should be able to vacate the space(s) you have used within the notice period.

Go to the desired property, click on "respond", and fill in the registration form In this form, provide a clear picture of your activities and explain why you are looking for a business space. It is also important to describe what you specifically intend to do with the space.

You can respond to multiple business spaces at the same time.

When When your current living space is terminated, you can indicate whether you are interested in a possible relocation. If we are satisfied with you as a resident, you have no payment arrears, and you have not caused any disturbances, Alvast will always take this into account in the case of possible relocation.

Unfortunately, we can never guarantee that relocation is possible. This mainly depends on the available housing supply at that time.

If you are relocated, there is a €80,- relocation fee.

We strive to address malfunctions and/or damages as quickly as possible, provided they are essential for normal living conditions (windtightness, hot water, heating, leaks, etc.). Unfortunately, not all technical malfunctions can be resolved. The space must be in a habitable condition throughout the duration of our management.

Registration is free and non-binding and can be done here. The administrative costs of €90 and the registration fee of €30 are only charged when a contract is signed. Additionally, you are required to purchase a mandatory fire safety package for €45.

Residential space

The supply is very irregular. Alvast depends on the offer from the owner. New living spaces will be offered on the website as soon as they are made available. You will find the current offer here.

Please note: We only contact candidates we want to approach for the respective housing. 

For each housing option, we select the right resident tailored to whom a short notice period should never be a problem. In the selection process, we make an initial choice from the current registrations regarding the available property. The following factors are considered: 
– Time of registration
– Alvast's selection criteria 
- Number of registrations 
– Specific candidate profile per project/housing
– Your flexibility/availability

When selecting candidates, we closely adhere to the following requirements: 
- Minimum age of 18 years
- Regular daily activities through work and/or study 
– Sufficient regular income from work and/or student financing
– No individuals with underage children (not residing at another address)
– Tidy individuals with a responsible attitude
– Flexible attitude regarding the 28-day notice period
- Pets are not allowed

Multiple candidates register for available housing on a daily basis. After registration , a confirmation email is sent. If you pass the initial selection round and meet our criteria, you will receive an email requesting documents. These documents will be reviewed and possibly approved, after which contact can be made for an introductory interview. If the interview goes well from both sides, housing may be offered depending on the current availability.
Please note: An introductory interview does not guarantee housing.

You can only  login to the Alvast portal if you are selected for a residence or if you are already a resident. 

If you have only registered with Alvast, you do not have access to the portal.

You will only hear from Alvast when we are going to assign you a residence. After your registration you will receive a confirmation by email.
Calling after your registration is not necessary and does not speed up the process.

As a resident, you are assigned a living space with a possibly associated low monthly fee, based on loan or temporary rental. You manage the property to effectively prevent the adverse effects of vacancy. Additionally, it's important to keep the property clean and in good condition and not cause any disturbances to the neighborhood. Upon termination of the property, you should be able to vacate the space(s) you've occupied within the notice period.

You are not placed on a waiting list for most projects. Instead, we consider the registrations at that specific moment. 

Candidates can  register at Alvast without any obligation. Administrative costs of €90,- and registration costs of €30,- are only charged when an agreement is signed.

Additionally, you are required to purchase a mandatory fire safety package for €45,-.

If you want to be allocated a temporary rental home, you must meet certain income requirements. In most cases you are not allowed to earn more than the maximum amount set. For 2023, this amount has been set at €47.699 for 1-person household and €52.671 for multi-person households. To check whether you qualify for such a home, provide a income statement .

Unfortunately, we do not schedule viewings. You will receive photos and/or a video of the property, and based on this visual material, you can make a decision.

If there is a technical malfunction, damage, or complaint, we request you to report it via the residents/entrepreneurs portalAlvast determines whether the repair needs to be handled by the owner, by Alvast, or by the resident. The owner ensures that the property remains wind- and watertight and that the facilities (G/W/E) are sufficiently available. Other repair requests are resolved by Alvast or the resident themselves. The "Small Repairs Decision" applies in this case.

It is not allowed to live with underage children. The reason for this is that all our agreements are of a temporary nature, and for this reason, we cannot guarantee that alternative housing will be available after termination. Due to this uncertainty and the temporary nature, Alvast does not accommodate underage children, even when accompanied by an adult.
