Alvast specializes in relieving property owners of the temporary rental process for upcoming demolition and/or large-scale renovation projects.
During the period of vacancy, properties are effectively protected against squatting and other adverse effects of vacancy, while rental income is generated for you as the owner. In most cases, a lease agreement is applied based on the Vacancy Act.
Key points for temporary rental include:
- Minimum rental guarantee of 6 months for the tenant
- A notice period of 3 months for the owner, 1 month for the tenant
- The temporary rent may not exceed the maximum reasonable rent
- Maximum 2 persons on one rental agreement
- No individuals with minor children, even if they reside at a different address
- No pets allowed

FAQ about temporary rental
The Vacancy Act provides the opportunity to temporarily rent out homes without tenant protection during demolition and/or large-scale renovation. A Vacancy Permit can be applied for in such cases. The permit is valid for 2 years and can be extended annually, with a maximum duration of 1 years. The respective properties are rented out through a lease agreement based on the Vacancy Act, with a minimum rental guarantee of 7 months and a notice period of 6 months for the owner and 3 month for the tenant.
The rental price is determined in close consultation with the owner. In most cases, a reduced rental rate is applied, which must always be lower than the maximum reasonable rent.
