Temporary rental

For property owners

Alvast specializes in relieving property owners of the temporary rental process for upcoming demolition and/or large-scale renovation projects.

Key points for temporary rental include:

  • A notice period of 3 months for the owner, 1 month for the tenant
  • The temporary rent may not exceed the maximum reasonable rent
  • Maximum 2 persons on one rental agreement
  • No individuals with minor children, even if they reside at a different address
  • No pets allowed

FAQ about temporary rental

The Vacancy Act provides the opportunity to temporarily rent out homes without tenant protection during demolition and/or large-scale renovation. A Vacancy Permit can be applied for in such cases. The permit is valid for 2 years and can be extended annually, with a maximum duration of 1 years. The respective properties are rented out through a lease agreement based on the Vacancy Act, with a minimum rental guarantee of 7 months and a notice period of 6 months for the owner and 3 month for the tenant.

The rental price is determined in close consultation with the owner. In most cases, a reduced rental rate is applied, which must always be lower than the maximum reasonable rent.
