Realized projects
Alvast has almost 25 years of experience in temporarily managing vacant real estate. Our services started with the old-fashioned anti-squatting, but have now been developed to the level of professional real estate management. By placing representative residents after an extensive recruitment and selection procedure, we not only ensure that the building and surrounding grounds are protected against vacancy calamities such as squatting, copper theft, loitering, graffiti and other vandalism, but also that local residents continue to live in a livable environment. until the redevelopment.
Social management
At Alvast we have developed a wide range of social management concepts that make a positive contribution to social cohesion and the quality of life in the neighborhood.
Examples of successful concepts are the Magic Mix, the use of volunteers, the Atmosphere Makers and the entrepreneurial concept 'The Next Stop'. All social management concepts are explained in detail below.
Magic Mix
In this project, different target groups are housed in one complex. A conscious choice has been made for a mix of socially committed students and young people selected by Alvast, under the guidance of a care provider/emergency seekers. This requires intensive cooperation in connection with the diverse mix of residents in the often diverse building structures.
For exaple, Magic Mix is applied in collaboration with TBV Wonenwhere young individuals are supported by "De Hotspot," consisting of Traverse, Sterk Huis, R-Newt. Clear agreements regarding the financial aspects have been established with the Municipality of Tilburg.
The Generation Match
It frequently happens currently that vacancy is looming in senior complexes slated for demolition or large-scale renovation. Homes become available gradually due to the departure of seniors, for example, in the Julianaflat in Venlo.
Alvast places specially selected residents, ensuring that livability in the complex remains optimal by connecting young and old with each other.
The Atmosphere Creators
Young individuals with a social and community background temporarily reside in the care complex De Kievitshorst in Tilburg. These so-called Atmosphere Creators contribute to the remaining seniors and, in return, receive a rent discount.
Depending on the type of accommodation, they must dedicate a certain number of hours to volunteer work in the complex. Together with a project coordinator, they organize social activities such as coffee gatherings, walks, maintaining the grounds, cooking, caring for animals, or playing games together.
Alvast actively collaborates with the owner, ensuring that the Atmosphere Creators adhere to the agreed-upon commitments.
The Next Stop
Tailor-selected entrepreneurs with overlapping business activities inspire each other in a business hub, where there's room for meetings, shared coffee breaks, brainstorming sessions, etc. The Next Stop has resulted in various collaborations in business premises in Breda, Bergen op Zoom, and now also in Arnhem.
For instance, The Next Stop in Bergen op Zoom is located in the former police station near the city center and train station, offering over 25 business spaces for entrepreneurs looking to take their career to the next stop.
